Subaru book price

I sold my truck and have been evaluating my next vehicle. I came across a 2009 Subaru Impreza 2.5i Hatchback on craigslist. I thought the price of $8k for a vehicle that had 145k miles was crazy, but I thought it I would test drive it. The car had a lot cosmetics issues, but had very little rust. In my mind when I made him a offer at least half it seem to match what KBB and Edmunds. As I continue my search I am having a hard time pricing these cars, as KBB and Edmunds are not even close to people are listing them and I am just looking at the base model not the WRX.

I've been potentially eyeing a Subaru Forester as my next vehicle and I am finding that they are either

1) stupidly overpriced with alot of miles 2) stupidly overpriced with low low miles.

Hard to find one in the middle that is reasonably priced.

Yea, I am thinking of getting a newer focus instead at that price, AWD isn't that important I will just throw snow tires on it.
