Being Oakland County and therefore the northern suburbs of Detroit, the answer on rust is probably more than you have ever seen in your Bowling Green , KY existance.
But, those high end BMWs had pretty good rust resistance.
There are a lot of leaves on the trees in that picture. Not a recent picture.
I'm pretty sure the BMW V12 is rather complex.
I see that the tow hook eyelet is out in that picture. This leads me to believe the BMW was towed to that spot and probably was not running when parked.
The BMW looks lowered or is that just a failed air leveling suspension?

It was getting stashed in the corner and not getting touched until the Caprice was a driver if I was stupid enough to go after it.
Supposedly it's been "lowered on coils" they claimed ran when parked with suspected gummed up fuel system stopping it from running now. Stupid swap ideas have already been discussed.
The biggest deal killer is I can't think of a way to move a car that probably won't fit on any trailer I have access to.
This is definitely a dumb idea, but so was the Cadillac I was going to offer as a trade.

Ouch. I’m still going with the Caddy though, I bet it’ll be cheaper to get & keep on the road.

Well the more I think about it. I would love to have the disaster of a cheap V12 in my life, but I simply don't have a realistic way of getting the car here. Oh well. Life moves on I guess.
My real fear would begin when the BMW owner agrees that your Cadillac (w/northstar I presume) looks better to him than the BMW he knows all about.
Any pull-a-part in the country has much of what you would need to get that Caddy back on the road. The 7-series, V12 will not be as easy to get back on the road.

We'd both have to be massive idiots. I wouldn't pay his asking price in cash but I'd trade my $150 caddy for it. I really lose either way if I'm honest.
I've seen only one 750il pop up in the junkyards near me and it was actually posted last week:
Even though owning a BMW V12 would be absolutely amazing and could make some outstanding noises, there's double of everything that's already expensive enough on any of the i6 engines.
But that of course didn't stop me from looking up E30 V12 swaps.
Regarding dragging home a E36 M3box distraction from Michigan: Just say no.
Did you ever pinpoint exactly what's wrong with the Deville?
Not to be an enabler.... but I am in Leonard frequently, also might have a place for you to give it a good once over in Leonard...
Fair warning though, if you are worried about rust this area is about as bad as it gets. Salt, lots of dirt roads, and the roads are particularly bad thanks to the gravel pits in the area.
