I have a walkout basement, half garage, half finished. In the midst of a garage spruce up, and found this behind a wooden pantry cabinet. When I moved the cabinet to get the floor epoxied, found the drywall paper delaminated from the gypsum and soft in some spots.
Cut back the wall, and it doesn't look bad, not wet but some evidence of moisture coming through the block, and some white minerals leached through. All the framing looks fine, no rot (ignore the insulation mouse house).
So, what to do about this? This is on the corner that is below grade, so major excavation needed to access exterior side of block.
We are about to get a good amount of rain from Debby, so I'll be able to see what comes through.
How long has the house been in existence? Doesn't look bad, but probably something that should be addressed at some point, sooner better than later. Any issues with water standing around the foundation? Gutters and downspouts and splash blocks doing their job? Rainwater that is diverted away from the foundation won't find it's way in. Ounce of prevention, yadda yadda.
I can't remember a July as wet as the one we just had. I don't know what Debby is going to bring us in the way of rain, but there dang sure ain't no place for any more water to go. Gonna flood bad.
House built in 1983. No standing water. But Need to check the downspout on that corner. It goes into a into a plastic drain pipe. Hasn't been disturbed but could have failed over time. Can check that when the rain starts.
Yesterday, I cleared off our gutter guards which was overdue.
Over 4 inches of rain in the past 12 hours. I verified the downspouts weren't overflowing the plastic drain pipes, and I confirmed the outlet of the drain at the far end of the yard was flowing - it was slightly impeded with soil and vegetation, but not enough to matter.
No change to the apparent moisture inside. I pressed a paper towel against the area of the block that looked like there were water stains, and no moisture transferred to the paper towel. Does not seems wet at all.
Not sure how concerned I need to be about this.
Looks pretty normal to me. You could use an encapsulation paint on the block but that really just moves the problem and doesn't solve it.
The white on the blocks is also pretty normal.
If it was mine I would button it back up and pretend I never saw it.
