Has anyone had Hardie plank siding done recently? I expected it to be more than regular siding, but it seems like the quotes are crazy high. I know location, house size, etc. can make a big difference, but are people dropping $!50k plus on siding? That's remove existing vinyl siding, wrap the house, new siding, window trim, and soffits. I was expecting $50k, lol

How big a house?  How many windows/doors?  Gable ends?  Columns?  So many variables.  But $150K seems high... unless its Manhatten.

As a material, it's a lot more expensive than vinyl.  It is also heavier and harder to hang.

I don't know if it's 5x the price, but both materials and labor will be increased in cost.  Paul can probably address this with some accuracy.

Just looked at one of the quotes. Says 55sq of siding. 29 windows, no columns I can think of.  I know there are variables, and expected it to be higher than regular, but $150k, then $30k on paint, just seems crazy. I can't imagine it adds $180k in value to the house. 
 

Last house I had siding done on was 21 years ago, I think it was $4k, lol.

It seems like everyone wants to hit a home run in business.  I know material and labor is expensive but $180,000?

I had about 1000 Sq Ft installed in 2023 for about $20k in central Florida.  That included removal of the vinyl, sheathing and house wrap.  Semi difficult install with quite a bit installed on the 2nd story working around a 12/12 pitch roof, 12 windows/door and three dormers.   No painting included.  

I primed and did the first coat of paint on the ground.  Moving that much material around between delivery, priming, and painting then staging, I can confirm that it's heavy, brittle and not exactly easy to work with.  I wasn't about to pay $6-10k for painting on top so I figured I would do that myself.

I believe it. I was quoted over $12K for a small job 10 years ago. Less than 800 square ft. I did it myself, but it was not easy. About $1500 for the siding.

Edit: and the best part was they were just going to install it over the rotting T-111 siding. No insulation, no repairs.

Only reference I got is material cost. My 1,100 sqft of Hardie siding plus 100 ft of Hardie soffits and vents cost $2400. It was quite a lot of labor though, but not 100k worth. The real cost is probably the window trim and framing out for the soffits. With Hardie soffits you'll need a strong eave frame compared to the flimsy vinyl stuff that snaps into place. Tedious, careful job especially if the eaves aren't square or if they vary in overhang. Still seems high though.

I had Hardie siding put on in 2013. House is two storey , but 90-95% of the siding is the upper floor and gables. It was $23.5K, not that the number matters after all this time. That broke down to about 300 feet of new wood trim and paint all trim for $5K, remaining $18.5K for the actual pre-finished siding. Upper floor is probably about 14-15 squares. That's over$1200/sq in 12 year old pricing. I remeber being surprised at the amount for the trim and paint. Colour choice also had an impact, we went with the typical Michigan beige you see everywhere here. Most other colours added significantly. FWIW, I just had my deck rebuilt and the quotes were far higher than I anticipated.......sticker shock is real.

Just got quoted $1400 to have two shut-off valves put in the bathroom by RotorRooter. So yeah, we do live in the age of expensive everything.

If you haven't already done so, get multiple quotes. I just had a deck rebuilt, 378 sq.ft. and the quotes ranged from $26K to $37K. The materials in all three quotes were identical, so it was an apples-to-apples comparison. Some contractors are heavily booked and price accordingly, and one of them has several sales people and I'll assume more overhead. Local lumber company does all kinds of renovations and were the lowest bid.

I have 4 quotes. $166k to $210k. That's hardie and gutters. 3 have tried to talk me into LP Smartside, but it looks like painted osb to me, and is only @$10k less.

Ouch!  I wouldn't go with the Smartside. My Hardie stuff is very nice, and I only did it because the original siding was starting to swell along the lower edge of each board. I wouldn't be in any hurry to spend the kind of money you're being quoted unless the house needs it. Those numbers would have me thinking of trading houses.....almost.

The house has 30 year old vinyl on it now, and it's beyond time. I can't trade now, I bought this one a year ago.... 

We bought it, knowing it needed work, but saw the potential. Inside is done, now it's outside time. I knew siding was going to be a good chunk, and want Hardie, but don't want it to be a  getting overcharged based on the area/value of houses, thing. I'm still not sure it's not a big factor.

Sorry but for that price I'd have bulldozed the house and started over. Not sure just where your located. I'm in the Seattle area and yes it has become stupid expensive. Most of the people in the trades now shouldn't be. If you have a friend I'd do it yourself. It really isn't that hard. Hardest part is making sure you start the first row level. After that it's just the same up the wall. Not a fan of hardy plank. Always looks cheap and tacky to me. I'm old school cedar lap siding and battan. Love Craftman style houses. Starting to get the box slab sided monstrosities popping up around me the last few years. Looks like some 6 year old drew up the designs.

I would say start in the back and get the learning curve down. Then the rest is just rinse and repeat.

Is it 10X the work?  Yes. 
 

Is it $150K?  I have no frame of reference to be able to imagine that whatsoever. Apparently the MD price is deep into the realm of insanity. 
 

(Maybe I shouldn't retire. I should get an RV and come to MD to do siding!)

 

I just put Hardie on my own 2 story house. By myself. On weekends. Using 4x10 sheets of the stuff (heavy as crap).  It took a long time, but the house looks fantastic. 
 

My house is about half the size of yours and I didn't have to do the windows and had no demo, but I have less than $10K in it (no labor).  I would have guessed $30-50K with the MD tax.  Looks like I'm pretty out of touch with reality- don't think I can help much.

I did not do hardie. But I did lp smart side.  $85k for full house, paint, gutters and a roof.
