Is there a real estate agent in the house!?

$1250 over asking price. 1% earnest $. Tightened up the date by which they must show ACTUAL approval for financing, plus a couple other little nitpicky things that were worded weird.

Also, the agent talked to the nice lady at the bank (whom I know personally) who gave her the sense these folks should have no trouble getting approved for financing.

I suspect this is by design.  If and inspector thinks that there is a large structural issue or obvious expense coming, people who are emotionally attached to the house will think that the inspector ruined the house for them.   If the inspector finds 3-4 gimmie nickle and dime issues that they can make the seller fix the buyers think "Man that inspector saved me money/hassle, what a good inspector".  

You could be right. In this case....the guy painted the old 1903 windows recently to make it look nice. It was obvious if you looked at it even a little.

But of course they missed the roof leak, the sewer line problem and the weird wiring, but by God.....the masking tape was priority 1!

I hired an inspector who's nickname was deal killer. Told my realtor who I was using and she looked genuinely concerned. That alone told me he would do a better than minimum job. He was good. But this was Summerville SC in 2002. Looked him up and he passed away in 2016.

No crawlspace, so we're good. Also, I removed the Boss Hong hood with giant pentagram & horns, which is nice. For the kids, ya know?

If I had seen that, I would have requested it as part of the sale. But I don't plan on living in Georgia.
