My family has a parcel of undeveloped land in Riverside County (southern CA) that I want to use my free time to finally unload. It's just not an investment that is earning us any return. I believe it is zoned as Rural Residential. I have the parcel number and lat/long coordinates for the borders I don't know of any particular limitations on it, but I think there are issues with protected species or something like that that would make developing the land a bit of a hassle. We definitely do not have the funds to try to develop it ourselves.

Any experience selling property like this? What do I need to do to get it ready? How do I go about finding a broker that specializes in this sort of property?

My dad said something about talking with a land conservancy in the area who might be interested in purchasing it. I'm not sure what special things we need to do if we are going to sell to a group like that.

No experience myself. Can say that googling "land broker california" got me lots of hits of realtors that do exactly what you say you want to find.

I had a bit of trouble. Pretty much all I found were Real Estate brokers that were selling developed property. Could be that "land broker" is the term I need to use.

As much as I detest them, contact the local Sierra Club. They will have done that before and will know who to go to. Having said that, do NOT let them handle the transaction! In fact, use them ONLY to get preliminary information.

On the protected species front do you know what it is and has it been confirmed that they are on the land? I have had some dealings in this sort of thing where land was thought to be home to a species when in fact it wasn't. Once it was proved they were not there development was easy. How large of a piece of land are we talking about?
