Aaaand, that's that- if inspections and appraisals and all that formal stuff goes well, come mid-March I'll temporarily not be a home owner.

So, things have been moving along fairly smoothly... the inspection was last Thursday and I got the list of repair requests from the buyer Saturday. More than I'd like to be doing, but far from everything that the inspector actually found. Only a few things will likely have to be done by an actual contractor though since they didn't explicitly request such, so I should be able to do most of them myself.

The appraisal for the house was ordered today, so if that comes back OK (which is should easily) there really aren't any major barriers to worry about for the house to close in a bit over 3 weeks as planned...

Congrats! Even taking a bath on it, getting rid of a property hanging over your head is a huge weight off your shoulders.

Well, fortunately I didn't make out too bad (assuming the repairs requested aren't too terribly expensive). Sure, it is selling for less than I bought it for, but it's also for a lot more than I still owe on the mortgage so it should set SWMBO and I up fairly well for a down payment on a new garage, I mean, house. :P It is a relief for things to be going so well- but I'll be a lot MORE relieved in a few weeks after it has closed...

Congratulations man! Been there myself selling my house in Ohio, I was ecstatic when the offer got accepted and we started the inspections/appraisal.

Oh, I'm REALLY looking forward to that in a month- especially since it will come only a few weeks before we leave on our honeymoon...

The appraisal should have been done Monday (the appraiser was in the neighborhood and managed to arrange to stop by), so we're just waiting to hear back the results of that. Hopefully over the next week or so I'll be able to check off a lot of things on the inspection list that I'm supposed to have repaired. Thankfully they didn't specify that everything had to be done by contractors and 75% of the things on the list are things I can do myself so that will save a lot of money.

The last time we sold a house and got a list of repairs after inspection we just offered to cut a check instead. Cutting the check was much easier for us than fixing all the little crap they asked for.

Eh, as I said, most of it is stuff that I can do myself with ease and I've got plenty of time to do them. I'm sure that just handing them a check would cost a good bit more than doing it this way.

I hear you, and we did that with our first place as I didn't bring anyone in and did it myself, but it was a pain still because then they had to come back and inspect (ie nitpick) again. That kind of thing turned into a time killer for me when I needed to be packing, moving, etc into the new place. In the last house I took their list and offered $250 and I do nothing, they countered with 500, and we settled on 3 something and that was that. It was a relief to get that off my plate with everything else going on at the time. Of course if you have the time it does make sense to just do it yourself, but wouldn't you rather be tinkering with that sweet Delorean?

I can't really do much true tinkering until the house is closed and we've bought a new one so my tools aren't a half hour away... and getting the El Camino mobile takes priority anyway. Sadly with the house closing I'll likely not be even driving the DeLorean much until we get a new place since it will be moved over to a friend's place who has an unused bay in their garage...

Aaaand SOLD! Closing was yesterday afternoon, so the house is officially longer mine- and the nice payout check is deposited for safekeeping until we use it to buy a new place.

Yup- we had joked about just that once the decision to let SWMBO's friends rent the place had been made. I'm not complaining too much though- while it was helping out with offsetting some of the costs they were paying WELL less than they should have been and ran up the utilities a good bit higher than expected, so I was more than happy to be completely free of that for the time being.

We've been looking for a while actually. There's a place we're weighing putting in an offer on, but beyond that one place we've really not found anything that comes close enough for a while to seriously consider. And that place has a contingency offer accepted at the moment, so if we do put in an offer and it's accepted it may be a while before we'd even know if we can get it or not. Oddly it works out well for us to an extent- we really don't WANT to move right away and would like to just relax and settle a bit after our upcoming marriage and honeymoon.

We actually went out for a decent dinner the evening when we moved everything out (last Saturday), and since today is my birthday will be going out for a nicer-than-usual one tomorrow night as well.

Thanks! We're now all official- the state has ostensibly confirmed that we have KY drivers licenses, have (or had...) at least $40 to our names, and at least don't admit to being related so they've given us a license to get married. We'll have to try and not rack up too many points on it in the next week and have it revoked before we get to the courthouse.

Well, THAT didn't take long- less than a week after closing on selling my house, we've got a contract on a new house. Roughly 40% bigger than the old house, completely updated and renovated, and best of all- an oversized 2-car garage with shop space and 220 power. Now to see if I can't get the El Camino mobile under its own power before we close on it so I don't have to get it towed there.
