That's actually a very nice succinct interpretation. Good approach!
Well, we've alerted our agent to our concerns.
I basically told her "if you think the seller will accept our lowball offer of $238,000 and a new roof, we'll sign the paperwork."
At that low of a price (and a new roof) we could comfortable spend $10,000 on improvements that meet our needs and still feel we can get our money out of it (except for the damn commissions).
They didn't aceept our previous offer of $243,000, so I think they'll laugh at this one.
Which is fine. We'll walk.
