It has a lot of wetlands that you can't do anything on, not a lot of buildable space. The price reflects that. Its a great property to have a nice private space and let nature be the buffer to the outside world.

With 8 acres, not much of it needs to be built on (at least for any use I'd have). Privacy and nature would be 2 of the highest priorities for me.

From my many examples, including my personal friends in law enforcement, cops have a general rule of not pooping where they sleep. The last thing they want when they are home is to be "the cop" and end up a part of neighborhood "politics". Also, they usually like doing "fun" stuff as much/more than you do.
so it works great. you have the security of an LEO next door, maybe a county car in the driveway, and a neighbor who just wants to be cool and not be involved in any probs/drama.

From looking at it's listing history I got it 30% off because previous potential buyers discovered the wetlands and the limited building space. Seems everyone in the area want to clear cut and build. I'm going to be the strange woods guy. I'm the last lot to be built on this street. It's a few miles NE of Gainesville. Lots of land out there but nothing as cheap as what I'm getting.

It's Florida. There's large something on the property. This morning something went crashing in the bush. My bet is boar.
When closing on my current house I got there 2 hours early and was nervous so I grabbed lunch and a beer. I'm early again so I guess it's a tradition now.
