Trying to find a 30x24 garage plans with a 16ft door and an 8ft door is impossible.  Been looking for over an hour to find one with a loft above.  The builder I'm using needs it to build which I find is a little odd but I'm ready to just say screw the 16ft door.  Is there a better site out there to customize?

I did an online search and found a number of plans, but you have to pay for them.  Have you checked with your local home center?  Places like Home Depot or Lowes typically have plans for sale at a reasonable price, I usually see them in a rack next to the books and magazines.  They may not be the exact size you're looking for but should be able to be altered as required.

It does seem odd that your builder is asking for plans - it's a pretty straightforward design, I'd think they would be able to provide them as part of their contract.  My garage is similar (40x24, with one 8 ft and one 16 ft door), and the contractor who did mine didn't need plans from me other than a hand drawn sketch that showed the basics of what I wanted.

Have not checked with them, have just done online searches to try and be able to find one.  About to give up on the 16ft door idea and just go with 2 regular doors

Pretty much just find a design you like and modify it for the larger opening? 2 12x2 lvl's should span an opening that size pretty comfortably

When I built mine, I contacted a draughtsman, who modified an existing plan for me, which didn't cost a lot. Here, you need about 8 copies of the plans for all the sundry permits.

I've  also had house plans done by one of the big house plan suppliers. I took them a floor plan that we drew, showed them a picture of the external style we wanted, and they drew up the plans. It wasn't a lot more than buying a set of "canned" plans.

Found one that we like except the inside stairs to the loft are in the wrong spot.  $650 for PDF files

There's a big box home improvement store chain in the midwest called Menards. They have a pretty good selection of garage plans. They will even custom modify their existing plans at your request. 

Not sure exactly what you are looking for but here's an example of something that seems to fit your request- Garage

I built my 24 X 42 according to common building practices, seemed to work.  Here, I needed stamped plans only if it was larger than XX sq.ft. or more than $ XXX dollars.  Mine wasn't.  Local lumber yard makes trusses on demand, I bought "storage trusses", it provides  an open area in the center of each that is 13' wide X 8' high.  They mistakenly made one too many so I married it up to another somewhere near the middle, then tied to others and put in a chain fall.

I would talk to the builder and see what exactly the terms are, maybe touch base with another builder or two.  Hey it's only a phone call.

It's odd he needs plans, it's a very straightforward idea.

 

Hell, half the time I get a napkin drawing to go off of. This stuff isn't rocket science
