In reply to John Welsh :
We had been looking for houses through realtor.com which provides the same information. (That is how we know that it is currently a rental property) When our realtor sends us a bunch of houses via OneHome, we check the addresses through realtor.com for that info as well.

With address you can also pull the info directly from the county auditors site:
This is fun because you then gets the sellers name. With that, on the same site you can research what other properties the seller owns. This can be used for things like understanding if they already purchased another house and are more "desperate" to sell this house.
The map function of these sites will usually also divulge the name of the neighbors. You can then internet stalk the neighbors to learn more about them and judge if they seem like good neighbors.
As if we haven't been doing that with every house that we've been looking at
One of RBCA's friends linked her a house that just came on market in a much nicer neighborhood - very close to where I currently live actually. It's about 25% more expensive and only has a two car garage but it has a very useful backyard. We see it tomorrow morning and it will probably sell fast.
My last "real" job before I became a Publishing Magnate was as a closing agent for a real estate lawyer. Everyone's covered the basics--the title search happens before closing and the issuance of title insurance, and is the actual work to ensure clean title; the insurance makes the buyer whole in case anything was missed in the title search. As a person who's brought a lot of individuals to the closing table, I'd be willing to bet that your sellers are just weird and cheap. Throw in a little stupidity, and you have people who make it hella hard to close a straightforward deal..
Just to wrap things up, we decided to rescind our offer for the house originally in question. There was too much weird about the sellers, and while the house had many high points, there were enough checkboxes unchecked (mainly backyard and location - it was on a busy main artery) that we didn't mind walking away from it.
Thanks again to everyone for your advice and experience!

Hang in there. You'll know when it's right.

Smart call. Bet it is still on the market in a month. Serious buyers in today's financial condition have no tolerance for BS.

That's actually the other reason why we rescinded the offer. Things are still pending so I'm keeping quiet on that front for now
Seems a little silly to rescind an offer (and lose your earnest money?) because the sellers are obviously being cheap and don't want to pay for your service.
