So, for the past several months my wife has been complaining about the dishwasher. The racks are rusting, it's probably original to the house and is really on it's last legs. I keep babying it along to get a little more time out of it.

Then I get a call from the tenants at our rental house. The dishwasher is leaking. I stop and look at it and it's dying too. Racks are rusting, safety switch on the door has failed, needs a door gasket.

Guess which house is getting the new dishwasher.

Guess who's in the dog house until he buys two of them.

Go to small town appliance store and have seller write invoice for 1000 for a deluxe unit that is actually two separate units.

put the full 1000 against the tax on the rental income. Along with the plumber's bill who will do the same deal.

At Lowe's we have discounted, out of the box, new dishwashers. I've seen some high zoot ones for 10 cents on the dollar.

Make a deal on a pair. The "good" $300 one cleans as well as the super delux model. Just avoid the $159 super saver special. 3 wash arms for the win!

I've got a Lowes trip scheduled tomorrow. The rental is getting a inexpensive base model. I put that one in when I did the kitchen a million years ago so changing it will be easy and shouldn't take more than an hour. That's Saturday's project.

Our house is going to take some research. Everyone I talk to says buy a Bosch.

Except my Mother. She HATES her Bosch. Not because it doesn't do a good job and have every option in the world, but because it's too complicated. Once the cycle is started, it can't be interrupted without starting it over at the beginning. That and the buttons are high on the front so every time someone leans on the counter there, they push a button. Then you can't resume the cycle. She's gotten to where she loads it and kicks everyone out of the kitchen so it doesn't get disturbed.

I think I'm going to bow out of that process and let my wife pick it out. That seems the only safe course of action.

I dunno about that. Based on how he got himself this far. But he's definitely learning.

I tossed 3 dishwashers this time last year cleaning up a storage building my dad had. Seems he got a great deal on some that had essentially no run time and looked brand new from the local habitat for humanity re-store and bought extras just in case.

My wife would have balked at an older looking dishwasher at home, but if I had a rental unit I wouldn't have batted an eyelash at tossing in a $10 dishwasher.

Our fancy shmancy one tried to burn down the house a couple years back. I snagged an ugly 1985 model for free off CL that cleans just as well or better than the high-end digital stainless model ever did. Unfortunately, when it's running it sounds like you've got an unmuffled small block bolted under the counter. Not unpleasant, but it's hard to hear the TV in the next room.

If I had rental properties (I do), that's how I would do it.

if she chooses the one with the two letter circular logo starting with "G", I can get you a deal, but honestly I would not recommend that brand unless you're in the market for a sweet gas turbine.

I avoid the "maytag" brand like the plague. We had several new when we purchased our house, including their higher line models. All garbage and barely lasted 5 years.

For the rental: 300-400 is fine. They aren't very hard to install so just do it yourself.

As for yours: Bosch. Get the berkleying Bosch. In a year you won't want to tell people "sorry about the noise, I saved a couple hundred bucks."

You want the Bosch, just get a different one than what your mother has. I like the one with the hidden buttons so nobody will "lean on it".
