I would advise her by certified mail that you don't appreciate her trespassing, then file papers asking for a restraining order to keep her off your property.
And buy a couple wild game cameras to document her movement on your property while you are out.

Actually I think that is what started some of this mess. Stuck valve in the Cadillac and a small, like really tiny, plume of smoke. She actually texted my wife over that and called the cops as well they never showed up, or if they did they just did a drive-by. She has blown up at all the neighbors so I know its not just me. In fact I have never had any issues in the past ever with any neighbor but this one.
Fun fact two of my neighbors have no trespassing signs over this women. Went up the street with some beer to talk with the neighbors.
Thanks for the advice all, I think stripper bowling is off the table for a while. But turning the camera's back on and sending a certified letter telling her to stay off the property is the next step. A restraining order who have to be disclosed when we sell the house so not going to do that unless it gets really bad.
FYI Yes we bought this house way way way under market, ~100K according to the appraisal. I have put maybe 50-60K into it and we are looking at a solid 250-300K in value increase in total from the ~1 million or so we paid. The area has exploded though in price as there is nothing else in the city near the water with no Mello Roo or HOA's. We get cold calls every single week from agents we spoke with in the past. We were only thinking of staying here for another 10 months anyway so we could do a little tax avoidance but the house is working so well for us in terms of hosting parties and doing events. Would hate for her to be the reason that we moved from the house.
But there is a 3 acre parcel about a mile away that I am doing a quick inspection on later this week that looks promising. Its already permitted for a 5 way split but I could take the back 2 acres and a double split and do a hell of a house with a seriously monster garage almost completely in cash after the sale of this one.
Mind you it looked like they shot porn here in the 80's when we bought it and it looks 30 years newer now.

lol. I can't help but think perhaps the prior owner were so perturbed by said 80yo that they couldn't bare living next to her any longer and were willing to eat $100K to make it all go away.
